Sherman Oaks Full Home Remodeling, Planned From the Attic

Sherman Oaks remodels that start in the attic, reading the ceiling joists before any wall is cut to open toward the yard. Palmcrest Contractors.

Tell us about the opening, deck or room

We read every request and reply to set up a measure. Photos of the wall or yard help, and we ask for them by email. How we use your details.

Which way the ceiling joists run tells us more about a Sherman Oaks house than any floor plan does. A wall that sits across the joists often holds up the roof, while one that runs alongside them may only divide a room. Before a quote is written we climb into the attic with a flashlight and a tape, trace the joist lines and note where each one lands, then mark which walls could open toward the yard.

Reading the attic floor

Joist direction is only the start. We look for the splice points where short pieces overlap, the struts that brace the roof and any wall top that has a doubled plate. Each one shows how the load reaches the ground. A wall with nothing resting on it can come out in an afternoon of careful demolition. A wall carrying splices or a roof strut needs a beam, so the quote has a structural line for it and the engineer gets measurements taken in the attic, not guesses.

What the attic also settles

The same visit shows the route for new wiring and ducts, the location of the existing furnace and the space left for insulation above a rebuilt ceiling. A wide opening to the patio often means a lower, flatter ceiling plane over the glass, and the attic shows whether the framing allows it. Recessed lights get placed against the joists we found, not in the middle of a joist bay full of ducts. Venting for bathroom fans is planned there too.
