Our first look on a Playa Vista visit goes to the threshold: how high the current sill sits above the patio, balcony or yard beyond it, and which way water runs once it reaches that surface. Those few inches decide whether a wider door can meet the outdoor floor at one level, and they shape everything Palmcrest plans for the opening, the deck or slab and the shade above.
Matching the floor inside and out
When the drop from sill to patio is small, a low profile threshold over a sloped pan lets the room and the yard read as one space. A bigger drop may call for a raised deck or a built up slab, pitched about 2 percent so water runs toward a drain and off from the wall. We also check the existing framing below the sill, since damp air near the water can soften wood over time, and any rot found there is repaired before the new door goes in.
Shade, finishes and the permit
A patio cover with adjustable louvers lets you trade shade for light through the day, and aluminum framing with sealed fasteners resists corrosion from moist, mineral laden air. Door frames in fiberglass or powder coated aluminum, paired with stainless hardware, keep their action smooth. Playa Vista falls under the City of Los Angeles, so the drawings are filed with LADBS and its inspectors visit as each stage closes. Whether the parcel also calls for a planning sign-off on exterior work is settled before anything is filed.
