El Segundo Room Additions Built in Order
El Segundo home additions run in a set order so the glass arrives last, into a frame that is squared and dry, by Palmcrest Contractors.
Glass goes in near the end of an El Segundo addition, and everything before it exists to protect that moment. The frame is squared, the opening measured, the flashing lapped, the roof dried in. Only then do the doors and windows arrive, to be set in a frame that is ready for them and has already been inspected.
The order before framing
Drawings and engineering come first, then the permit. After that the yard is cleared and protected, utilities in the path are marked and moved, and footings are dug and inspected. Concrete needs time to cure before walls load it, so framing waits on that. The floor system goes down next, then the walls, with the opening for the glass left sized for the header the engineer specified. Dust control and a protected path through the house go up before any wall is touched, so the rest of the home stays usable.
Dry roof, then glass
With the roof on and the wrap and flashing lapped, the room is dry and the glass can be set. Rough plumbing, wiring and ducts are inspected before insulation, and the insulation is inspected before drywall. The patio and any cover follow the interior, so heavy trades do not tramp across fresh paving. On a coastal site, exterior hardware is stainless or coated to resist salt. Final grading and cleanup close the job, and the last inspection signs off the permit.
Room Additions in El Segundo: what people ask
Yes, and the glass is the last major piece to arrive. The header goes in during framing, so the opening is ready and sized when the doors come. Sliders, folding walls and fixed panes can all go in that opening.
Both run permit, footings, frame and roof in that sequence. A second story adds a step at the start, when the engineer checks the existing foundation and walls, and another stage later when the old roof is removed and temporary cover goes on.
It is itemized in the quote by itself, because it falls at the point where new framing meets old. That is where old wiring, pipe or rot would be found, so it is the line that can move.
