Rain on a new roof, runoff from a new patio and damp rising from a new slab all search for the same weak spots. In Manhattan Beach the plan for water gets drawn before the plan for glass, covering flashing, gutters, downspouts and the fall of the paving. The result is a garden room whose doors open to a dry threshold.

From roof to ground

A new roof gets flashing along every wall it touches and a gutter sized for the area it drains. Downspouts connect to solid pipe that carries water away from the foundation, and the line ends at a place the drawings show. Kickout flashing at the foot of a roof-to-wall joint sends water into the gutter and keeps it out from behind the siding. The gutter size comes from the roof area, and the outlet is placed where the paving can carry water on to the drain.

Paving and soil

The patio outside the doors falls away from the house by a small, steady pitch. Hard paving either stops short of the wall or drains toward a channel, and soil beside the foundation is graded to fall away too. On a coastal lot, damp air keeps wood moist longer, so framing is wrapped and the sill sits above the finished patio. Under the doors, a sloped pan carries any stray water outward. A shallow swale or a buried drain pipe handles the low spots the grading leaves.
