Playa Vista Room Additions With a View of the Yard

Playa Vista home additions that begin at the back fence with sight lines, daylight and wiring checked before the quote, by Palmcrest.

Tell us about the opening, deck or room

We read every request and reply to set up a measure. Photos of the wall or yard help, and we ask for them by email. How we use your details.

The back fence is where a Playa Vista visit begins. From there we sight along the roofline, count the windows that would face the new room, and note where the existing rooms get their daylight. Only then do we go inside and open the panel cover and the crawlspace hatch, because a quote that ignores light and wiring both will need revising later.

From the fence line

We stand at the back fence and look at the house the way the new room will be seen. The roofline shows where a new ridge can join without a valley that collects water. The windows that would face the addition are counted, and so are the trees, the patio and the gas meter near the wall. A tape and a level then give the setbacks and the floor heights that the drawings will start from. Notes and photos from the fence line go into the file the engineer works from.

Inside the walls

The panel cover comes off to show how many circuits the new room can add before the electrical service needs an upgrade. The crawlspace hatch or attic access shows how the floor and roof are framed and whether pipes cross the footprint. A sewer cleanout in the way is found before a footing is drawn over it. These readings go straight into the written quote, and the drawings are built on them. The same visit shows where a new bath or kitchen sink could tie into existing drains.
