El Segundo Back Walls Turned Into Doorways

Which office reviews the drawings
El Segundo issues its own building permits through its city building department, as do Manhattan Beach, Hermosa Beach, Hawthorne and Inglewood. Playa Vista falls inside the City of Los Angeles and goes to LADBS. Marina del Rey is unincorporated, so Los Angeles County handles it. Each office keeps its own forms and fees, and a parcel close to the water may also need a state planning approval first. The structural package stays constant between them: the existing wall, the new header, the posts and any footing, all sized by a licensed engineer and drawn the same way.
From shoring to the last panel
Before the wall opens, temporary posts and a beam hold up the ceiling joists. The old studs come out, the new header is lifted onto its posts, and the inspector checks the footing and framing while they are still bare. A sloped pan and lapped flashing go in under the door, so any water that slips past the frame drains back out. The patio or a low deck is then built to the height of the sill, and the shade cover goes up last, with hardware in stainless steel or a galvanized finish that holds up in moist air near the water.
