El Segundo ADU Construction Staged From the Curb Back
El Segundo ADU construction staged from the curb back, with materials routed through the side yard, wide glass and a patio, by Palmcrest Contractors.
Studs cut to length at the curb can travel down an El Segundo side yard on a shoulder, one bundle at a time. That simple fact shapes how we stage a backyard unit. Long lumber, roof sheathing and wallboard all get sized for a narrow passage, and a saw station near the street keeps sawdust and offcuts out of the garden. Glass door panels arrive last, once the opening is framed.
Staging between street and yard
Ground mats go down along the side passage, and any downspouts or hose bibs on that wall get wrapped before the first delivery. Concrete for the footings reaches the back through a hose from a pump truck parked on the street. When roof trusses are too long to turn the corner, a crane can swing them across the house, or the framers can cut and set rafters in place. Debris leaves in small loads on the same path, and the passage is cleaned and handed back at the end of the job.
Glass and metal near the coast
El Segundo is a coastal city, so the parts of the unit that face weather get chosen with salt air in mind. Door frames come in fiberglass or anodized aluminum, hinges and screws in stainless steel, and the patio cover in powder-coated aluminum. Should the parcel fall in the state coastal zone, the City of El Segundo may require an added review, which we check by address. Review covers setbacks, framing and energy compliance, and an inspector visits at each stage of the build.
ADU Construction in El Segundo: what people ask
Toward a rear corner, set so the glass door looks across open ground with the main house behind it. Since every panel of that door travels down the side yard, we also check that the chosen spot leaves a clear path to it. A small tree or a trellis between the buildings adds screening as it grows.
Yes, the El Segundo version stays in scope as long as its one floor measures 500 square feet or less inside. On El Segundo drawings the setbacks and the distance from the unit to the house wall are measured off the site plan, so that sheet is checked against the actual fences before it goes in. Going bigger means a site visit before any price.
Yes. A sliding door of 3 panels opens most of the main room onto a paved patio, with a powder-coated aluminum cover overhead for shade. Pavers set on a gravel base let rain soak in at the edges, and a low planter along one side keeps the space private from the main yard.
