Valley Village Rooms That Step Outside

Palmcrest Contractors explains when a Valley Village door, patio or cover needs LADBS plan check, then builds the opening, the outdoor floor and the shade.

Do I need a permit just to swap a window for a door? It is worth settling before calling about a Valley Village remodel, and the answer turns on the opening. Cutting a wall wider changes how it carries the roof, so LADBS reviews the new header. One set of plans can then cover the door, the patio and the shade cover together.

When the work needs review

A door set into the same rough opening as an old one may need little beyond a replacement permit. Once the opening widens, the sill drops to the floor or a post moves, the load path through the wall changes and an engineer sizes a new header. A patio cover attached to the house goes through plan check as well, since its ledger hangs off the framing. A low deck close to grade may fall under simpler rules, depending on its height and how it connects. We sort out which pieces need drawings at the first visit.

From approval to an open room

With the permit issued, the ceiling is shored and the existing wall framing is cut away. A beam is lifted onto posts that bear on footings sized for its load, and the inspector checks the framing before the wall is closed. The door is set over a sloped sill pan lapped into the building paper. Outside, the patio surface finishes just below the threshold and falls away from the house. Last comes the cover, with a gutter that carries water from the odd hard storm well clear of the slab.
