Openings, decks and shade in Van Nuys, Los Angeles County
Van Nuys Door Openings, Decks and Covers
LADBS reviews Van Nuys door openings, patio covers and raised decks. Palmcrest Contractors draws the set, answers plan check and builds the outdoor room.
LADBS, the City of Los Angeles building department, reviews remodeling permits in Van Nuys. For our kind of work that means a plan check on any bearing wall opened for wider doors, on attached patio covers and on decks raised off the ground. Knowing the reviewer early lets the drawings include what that office expects, so the job moves from approval into the yard without redrawing.
What the plan checker reads
The reviewer looks first at the load path. Where a wall is widened for a slider or folding door, the drawings show the new header, the posts at each end and the footings that carry them down. For an attached cover, the ledger, its fasteners and the post bases are detailed. A raised deck adds joist sizing, the guard and the stair. Energy rules apply to the new glass, so the door's rated values appear on the plans too. Comments come back in writing, and we answer each one before resubmitting.
Shade on an inland valley lot
With the permit in hand, the work turns to comfort. An inland valley lot takes hard sun through the middle of the day, so a cover deep enough to shade the new glass keeps the room bright without the heat. Insulated roof panels block more warmth than open lattice, and a ceiling fan wired into the beam moves air on a still evening. Underfoot, light colored pavers stay cooler to bare feet than dark ones. Each piece is inspected in turn, footings and framing first and the finished cover last.
