Building permits for a Toluca Lake remodel come from LADBS, the Department of Building and Safety for the City of Los Angeles, since the neighborhood belongs to that city. For a wider opening onto the yard, the reviewer wants to see the header and how its load reaches the ground. A patio cover fixed to the house and any raised deck are drawn on the same set, so one review covers both halves of the job.
Inside the drawing set
First in the set comes a plot drawing that places the house on its lot and locates the new patio and cover. A floor plan marks the old wall and the new opening. The engineer adds a beam calculation, post sizes and footing details, along with the connection that ties the cover ledger to the rim of the house. Door specifications list the glass type and its energy rating. Reviewer comments come back in writing, and the set is corrected and resubmitted until it is approved.
Inspections and the space outside
Inspectors then come out at fixed points: the footings before concrete, the framing before drywall and the finished work at the end. Between visits the opening is framed under temporary shoring and the doors are hung. Outside, the patio is built to meet the sill with a short step, if any.
