A tired deck is the job Palmcrest puts first at a Marina del Rey home when its boards have cupped, its fasteners have bled rust and its ledger shows dark staining where it meets the wall. Rebuilding that outdoor floor sets the level, the drainage and the fixing points that a wider door and a shade cover will later depend on, so the rest of the project starts from firm ground.
An outdoor floor built for damp air
Moist air near the water leaves a mineral film on every exposed surface, so the new deck is framed in treated lumber rated for ground contact and joined with hot dipped galvanized or 316 stainless connectors. Capped composite or a dense hardwood makes up the boards underfoot. The ledger gets a self adhering membrane and a metal flashing above it, so water cannot sit against the rim of the house. Where the deck meets a widened opening, its surface is set just below the threshold or flush over a drain channel, and the boards run so rain sheds away from the wall.
County permits and the shade above
Marina del Rey is unincorporated, which places plan review and inspection with Los Angeles County Building and Safety. The county looks at the deck footings and guard height, the ledger attachment and, for the opening, the engineered header and the posts that carry it. A parcel near the water may also fall under a state planning review for exterior changes, which can come ahead of the building permit, so Palmcrest confirms it by address at the outset. Overhead, an aluminum louvered cover lets the patio swing between full shade and open sky, anchored into the new framing below.
