Lots close to the water ask more of the materials at the back of a house than inland lots do. Damp air, minerals that settle on glass and metal, and a steady breeze all wear on whatever forms the edge between a room and its patio. Glass, track and deck surface
Near the water, a wide opening works well as a multi panel slider or folding wall whose sill track drains outward through weep slots, so grit and rinse water leave the channel. Vinyl or fiberglass frames carry no exposed metal to pit, and where aluminum is chosen it gets a heavy anodized finish. Tempered, low emissivity glass softens glare off a bright patio. On the deck, capped or mineral based boards stay stable when damp, and concrete pavers on a compacted base are another option. Rinsing the frames and track every few weeks keeps the panels gliding.
Water at the sill and city plan check
Below the new door, a formed sill pan turns up at the back and at both ends, and the flashing at each jamb overlaps it shingle style so water always steps outward. The patio surface falls gently toward a drain line set clear of the foundation. As a separate city, Manhattan Beach sends the drawings to its own plan checkers, who look over the engineered beam and post layout, then send inspectors out at the footing, framing and final stages. Some parcels near the water carry a state planning review for exterior work, so the address is checked before any drawing is started.
