Venice Room Additions Toward the Garden

Venice home additions where the new floor, the patio and the glass wall are measured to meet, planned by Palmcrest Contractors.

Tell us about the opening, deck or room

We read every request and reply to set up a measure. Photos of the wall or yard help, and we ask for them by email. How we use your details.

Will the new floor line up with the old one? At the back door of a Venice house the question is a practical one, and a level reading taken before anything is drawn supplies the answer. A step down into the garden room, or a threshold that sits proud of the patio, traces back to a skipped measurement. We read the heights first and draw second.

Floor heights, indoors to patio

We take the height of the existing floor, the patio and the ground beside the foundation, then work out how the new room can sit between them. A floor set level with the old one lets a person walk through without noticing the join. The patio outside then steps down by the smallest amount that still sends water away from the door. On a coastal lot, stainless fasteners and sealed thresholds go outside where the damp air can reach them.

Light and the rooms behind

A new room built against the back of the house can darken whatever sits behind that wall. We check the kitchen and bedroom windows that would end up facing it and plan a skylight, a clerestory or a glazed door to bring daylight back. The new glass wall then faces the yard, with a patio cover or deep overhang to shade it. Permits for the work go through LADBS, and if the lot lies in the state coastal zone, a coastal review may add a step.
