North Hollywood Room Additions Built in Order

North Hollywood home additions built in a set order: permit, shoring, utilities, footings, framing and finishes, so the house stays livable. By Palmcrest.

Temporary shoring goes up before a North Hollywood addition touches the back wall of the house. Posts and a beam take over the roof's weight, only then can the old wall be opened, and that order spares the ceiling, the plaster and the family still living inside. The rest of the job follows the same logic: each step makes the next one safe.

Before anything comes down

Work begins on paper. Drawings are approved and the permit is in hand before a tool leaves the truck. Next, gas, water and electric lines running through the wall to be opened are located and moved. Rooms that stay in use get floor protection and a dust barrier at the doorway. Shoring follows, and an engineer's drawing says where the posts stand. Only when all of this is in place does anyone open the exterior wall, and the opening is covered each evening so the house stays secure overnight.

From footing to finish

Footings go in first, with steel inspected before concrete covers it. Floor and wall framing rise next, then roof framing, and the roof is covered so the inside can dry. Windows and doors follow, then rough plumbing, wiring and ducts, which are inspected before insulation. Drywall, trim, paint and flooring come late, because they are easy to damage. The patio or deck at the glass wall is built after the room, once heavy equipment has left the yard, and its footings are laid out on the plan from the start.
