Gutters formed on the driveway from a single coil run the full length of each eave on a Manhattan Beach ADU, with no joints to drip or corrode. We pair them with a low hip roof, which sheds rain to all four sides and keeps the unit's profile modest beside the main house. From each downspout, water heads underground to a gravel dry well or a bed of thirsty plants.

Gutters, outlets and the patio edge

Over the patio side the eave reaches farther out, so the glass door stays shaded at midday and rain clears the threshold. The downspout on that corner drops into a buried pipe that runs out to the yard, keeping the patio surface dry. Aluminum gutters with a factory finish hold up in damp, salty coastal air, and stainless straps fasten them to the fascia. A leaf screen keeps the outlets clear between cleanings. On a flat lot we slope the ground away from the slab on every side.

What the city reviews

Manhattan Beach plan check looks at setbacks, height, energy forms and roof framing on an ADU set. Our roof plan marks the pitch, the gutter sizes and the path from every downspout to its outlet, so drainage questions are answered on paper. If the lot falls within the coastal zone, an additional coastal review may come first, and we confirm that by address before the design is final. Inspectors then look at the framing, the insulation and the roof as each is finished.
