Hawthorne ADU Construction Planned Around Sight Lines
Hawthorne ADU construction planned from the main house's window heights, so wide glass and a shaded patio stay private. By Palmcrest Contractors.
Sill heights on the back of the main house come first when we walk a Hawthorne lot. A kitchen window at counter height looks out at a different level than a bedroom window, and those heights tell us where a backyard unit can put its own glass without the two homes staring at each other. With that mapped, the unit can open wide toward its own patio.
Light from above, views across
Once the sight lines are on paper, clerestory windows go on the side that faces the house and the full-height glass goes on the opposite wall. A wide slider with an engineered header over it fills the main room with daylight. On an inland lot, hard sun and dry wind are part of the picture, so the glass gets a low-e coating and the roof edge reaches out far enough to shade it at midday. A ceiling fan and windows on two walls move air through the room.
City plan review
Hawthorne's city plan checkers read an ADU set for setbacks, height, distance from the house, energy forms and framing. Windows within a few feet of a property line face limits on size and fire rating, which is another reason we keep openings on fence-side walls modest. After approval, construction moves through foundation, framing, insulation and final inspections. Where the unit's roof edge sits near a fence, its eave projection is also checked against the same setback limits on the drawings.
ADU Construction in Hawthorne: what people ask
Our sill height survey points to it: a position from which the new glass faces ground your own windows barely see. Often that is a rear corner with the door angled toward the side fence, and clerestory glass on the house wall adds sky light without a view.
Provided the Hawthorne unit stays at ground level and inside 500 square feet, it does. The sill height survey ends up on the floor plan, where each window has to fit around the kitchen and bath layout as well as the sight lines. Two-story or larger plans get their own quote after a look at the yard.
Yes. The patio sits outside the full-height glass, paved in concrete or pavers, with a pergola or solid patio cover to cut the midday sun on an inland lot. A row of shrubs or a slatted screen at its edge marks the unit's outdoor room as apart from the main yard.
