New Construction in Woodland Hills, Built Dry

New houses in Woodland Hills with wide patio doors on drained sill pans, covered patios piped to the main drainage and a written itemized quote.

Gutters along a patio cover catch water that would otherwise land right at the doorstep of a new Woodland Hills house. On an inland lot the odd hard storm can arrive all at once, and a long cover sheds a lot of water in one place. We pipe its downspouts underground to the same outlet as the main roof, and the patio below slopes away from the doors so anything that reaches the floor runs to a drain.

Sill pans and flashing order

A wide door system sits on a sill pan, a formed tray with turned-up ends and back that catches any water passing the track and sends it outside. The opening is flashed in shingle order: the pan first, side flashing lapped over it, head flashing over the sides, and the weather barrier lapped over the head. Where the inside floor runs level with the patio, a trench drain just outside the track gives water a place to go before it can reach the threshold.

Grading the yard

Past the doors, a grading plan sets how the yard drains. The ground falls away from the foundation, downspouts discharge to approved outlets, and runoff leaves the lot the way the plan allows. LADBS reviews that plan with the permit. Planting beds against the house stay below the weep screen at the base of the stucco, and hardscape near the walls slopes outward. Under a raised floor, the crawlspace gets vents and a vapor retarder on the soil so damp air does not collect beneath the rooms.
