Openings, decks and shade in Woodland Hills, Los Angeles County
Woodland Hills Living Rooms Opened to the Patio
Palmcrest Contractors runs Woodland Hills jobs and those in Tarzana, West Hills, Calabasas and nearby on a single plan for glass doors, patio and shade.
Whether a house stands in Woodland Hills or nearby in Tarzana, Canoga Park, West Hills, Winnetka, Calabasas or Hidden Hills, the remodel is organized around one drawing that ties the back wall to the yard. It fixes where the glass goes, how high the patio sits and where the shade roof lands, and the written price follows those same parts in the same order.
Who issues the permit
LADBS runs plan check for Woodland Hills and for Tarzana, Canoga Park, West Hills and Winnetka, since all of them are neighborhoods of the City of Los Angeles. Calabasas and Hidden Hills are separate incorporated cities, so a lot in either is permitted under that city's own rules. Before anything is filed, we look up the parcel to confirm which side of a city line it sits on. The drawings are prepared to the same standard for every office, so crossing that line changes where the set is filed and which fee schedule applies, and the design itself stays put.
Door, patio and shade roof
A pocketing door slides into the wall beside it, so once open the frame nearly disappears and the living room and patio read as a single floor. That needs a deeper wall pocket framed to hold the panels, which the framing plan accounts for. Out past the sill, the patio is pitched off the house and drained along its edge. Overhead, a solid insulated roof shades the glass on an inland valley lot, and a cover that runs a little wider than the opening keeps low sun off the panels on either side.
