San Pedro ADU Construction With a Planned Materials Route
San Pedro ADU construction with a materials route planned around the glass door panels, a shaded patio and LADBS review, by Palmcrest Contractors.
Most of a San Pedro ADU can be carried to the back of the lot a board at a time. The large patio door panels are the exception, since they are wide, heavy and easy to crack, so the route from the curb gets measured against them first: gate width, corners, steps and anything overhead. If they cannot pass, the door is ordered in smaller sections or lifted over the house.
From curb to back fence
Protection boards go down along the route, a fence section comes out if that opens a straighter path, and a staging area near the street holds lumber and wallboard. Concrete arrives by pump hose. Excavated soil leaves in small loads on a compact loader where the passage allows it, or by hand where it does not. A tight passage mostly changes the method, with shorter framing pieces and a roof assembled in place. Deliveries are spaced out so the street in front stays clear for neighbors.
LADBS review and the coastal check
Because San Pedro lies within the City of Los Angeles, its ADU plans go through LADBS. Its reviewer reads the setbacks, the gap between buildings, the framing and the Title 24 forms. A parcel near the water may lie inside the coastal zone and need an extra approval, so the address gets checked early. Outside, stainless fasteners and coated metal resist damp salt air, and the door frames are fiberglass or anodized aluminum. Inspections follow each stage of the build, from footings through final.
ADU Construction in San Pedro: what people ask
Along the back or one side, wherever the unit's glass can face open yard and the main house can keep its own view. The spot also has to be one the door panels can reach. The patio then takes the sunniest open corner, screened by a hedge or slatted fence.
In San Pedro the package fits a cottage of one story whose floor stays at or under 500 square feet. LADBS reads building separation and any coastal zone line from the site plan, which is why our tape goes over the real lot before that sheet is drawn. A design beyond that size is priced after a visit.
Yes. After the door panels make it to the back, they become a wide slider or folding wall that faces a paved or poured concrete patio. A coated aluminum pergola gives shade, and a planted bed on one side screens the patio from the main yard.
