Shear walls beside a wide glass door are something a plan reviewer checks closely on a Lomita ADU set. A small unit has little solid wall to resist earthquake forces, and a big opening takes away more, so the drawings must show how the remaining panels, the hold-downs and the header over the door carry that load. Done right, the unit can still open broadly to its patio.

Bracing around big glass

A narrow plywood panel typically goes on each side of the door, nailed on a tight pattern and anchored to the slab with steel hold-downs. Where the wall is too short for that, a factory-built shear panel or a steel moment frame can do the same job in less width. The engineer sizes the header over the opening, and its posts carry down to footings poured deeper at those points. All of it is detailed on the structural sheets, so the reviewer can follow each load path to the ground.

Permits for a Lomita lot

Lomita's building review covers setbacks, separation from the main house, the energy forms and that structural package. Where a suburban lot has room, a detached unit can sit far enough back to keep both homes private. Inspections come at the footing, at framing with the hold-downs exposed, at insulation and at final. Hard inland sun on large glass is handled with a low-e coating and a roof overhang sized for the opening. We confirm by address which rules apply to your parcel before drawing begins.
