Threshold height at the back door of the main house is the reading we take before any other on a Long Beach lot. It shows how far the yard sits below the floor, which sets where the new unit's slab and patio can land so water runs away from both doors. Get it right and the living room meets the patio with hardly any step at all.

Floor levels and drainage

The slab of a backyard unit has to sit high enough above the soil for the code clearance at the walls, yet low enough that the patio meets the glass door with almost no step. We find that balance with a level survey of the yard, then plan a gentle slope away from the unit on every side. A slot drain at the door catches any rain that reaches the threshold. Coated or stainless hardware on the slider stands up to damp coastal air over the years.

Review by the City of Long Beach

Long Beach city staff review an ADU submittal for setbacks, distance from the main house, drainage, structure and energy forms. Depending on the parcel, a coastal zone review may be part of the process, and we confirm that by address early. The grading and drainage shown on the site plan are checked at inspection too, along with footings, framing and insulation, before final approval. If the lot holds a garage worth converting, its slab height gets the same check against the threshold.
