San Pedro Room Additions That Open the Back of the House
San Pedro home additions where a temporary wall holds the roof while the back wall opens to a new header, by Palmcrest Contractors.
A temporary wall stands before the old one comes out. On a San Pedro addition that opens the back of the house, shoring holds the roof while the header goes in, and only then is the opening cut through. The sequence is drawn up with the engineer and the framing follows it step by step.
Support before opening
Before the old back wall is cut, a temporary wall is built just inside it to hold the roof. The engineer's drawing shows where the shoring stands and how long it stays. Then the opening is cut, the header is lifted into place, the posts are set on footings, and only after that does the shoring come out. Temporary posts stand on pads that spread their load, and the wall is braced against sideways movement. The engineer also notes which utilities run through the wall so they are rerouted before the cut.
What follows the opening
With the header in, the new walls and floor are framed out to the yard, the roof is extended and dried in, and the doors are set. Rough-ins for power and plumbing are inspected before insulation. The patio goes in last, once heavy work is over, so fresh paving is never driven across. On a coastal lot, stainless hardware is chosen for the doors. Exterior wrap, flashing and siding are lapped to match the old walls as the room closes in. Interior finishes follow once the room is dry.
Room Additions in San Pedro: what people ask
Yes, and the opening is made early, with the roof held up by temporary support. The header spans the gap, posts carry it to footings, and the doors follow once the frame is dry. Sliders and folding panels both fit.
A second story adds a stage in which the existing roof is lifted away and the framing stays covered until the new floor and roof go on. A ground floor room skips that stage. Permit, engineering and footings begin both.
It has its own line in the quote, because that is the stage where new framing joins old. What turns up when the back wall opens, such as old wiring or damaged studs, is what raises the line.
