Openings, decks and shade in Pacoima, Los Angeles County
Pacoima Rooms With Shade and Open Air
Palmcrest Contractors plans Pacoima back openings, patios and covers for inland valley conditions, with LADBS review of the beam and cover details.
Inland valley settings in general bring hard sun, dry wind and the occasional downpour, and a Pacoima remodel that opens the back wall is planned for those general conditions. The glass gets a coating that limits heat, the patio gets a cover that shades it, and the threshold is detailed so water stays outside. The aim is a brighter room that steps out onto a shaded, usable patio.
Detailing the threshold and cover
A wide opening puts a long sill at floor level, so it gets a formed pan that laps into the weather barrier and sheds water outward. The patio surface below it is set slightly lower and pitched away from the wall. A cover over the patio collects rain in a gutter and sends it through a downspout to a drain line or a splash area clear of the foundation. Posts sit on their own footings with metal bases that keep the wood off the concrete. Wind clips tie the cover roof to its beam and to the house.
LADBS and the header
Plan review for Pacoima happens at LADBS, the building department of the City of Los Angeles. The reviewer reads the engineer's calculations for the new header, the post and footing details and the cover's attachment to the wall. Inspectors return at the footings, at framing and at final. Inside, the opening itself is framed with temporary shoring in place while the old studs come out. Door choice is open: a slider is the simplest to hang, a folding set clears almost the whole width, and a pocketing unit vanishes into a deeper wall.
