Openings, decks and shade in Sylmar, Los Angeles County
Sylmar Houses Opened Up to the Yard
Palmcrest Contractors starts a Sylmar visit in the attic above the back wall and plans the header, door, deck and ember-ready materials around what it shows.
Before measuring for any door, we climb into the attic above the back wall of a Sylmar house to see which way the ceiling joists and rafters run. That tells us whether the wall carries roof load, and so how big a header a wider opening will need. From there we walk the yard to see where a deck or covered patio could meet the new sill.
Load, framing and the engineer
If the joists bear on the wall, the opening needs a beam sized by an engineer, along with posts that bring the load down to footings. We also note any ducts, vents or wiring crossing that stretch of attic, since rerouting them belongs in the price. Where the joists run parallel to the wall, the header can often be lighter and the engineering simpler. Either way, what the attic shows goes straight into the written quote, where the structural work is priced as its own part so you can weigh it beside the door and the deck.
Ember rules and the permit
Because some Sylmar parcels lie within mapped fire hazard zones, the materials outside a new opening may have to meet ember-resistance rules. That can mean tempered glass in the door, noncombustible or approved decking, metal flashing along the deck edge and fine mesh over vents near the patio roof. Sylmar is part of the City of Los Angeles, so the drawing set goes to LADBS for review. We check the parcel's hazard mapping before the drawings are prepared, so the right materials are written into the specifications from the start and plan check has fewer questions to send back.
