Pacoima ADU Construction With Skylights and a Dry Roof
Pacoima ADU construction with skylights for daylight, a roof that carries water around them and a glass door to a shaded patio.
Skylights bring daylight into the middle of a Pacoima ADU, where wall windows cannot reach, and every one sits in the path of water running down the roof. We place them high on the slope, set each on a raised curb with a factory flashing kit and add a small cricket above any wide unit, so the rain splits and runs past the glass to the gutter.
Daylight from above
A skylight over the kitchen or the bathroom brings light to the back of the plan, so the patio door and the side windows do not have to carry the whole room. Under hard inland sun, we specify low-e glazing with a tint or a built-in shade, and a model that opens can vent warm air out at the top of the room. The light well is drywalled and painted white to spread the light, and an operable unit can close itself with a rain sensor.
Gutters, downspouts and LADBS review
Water that passes the skylights reaches a gutter on the low edge and drops through a downspout into a gravel bed or a drain line away from both buildings. Because Pacoima lies within Los Angeles city limits, LADBS checks size, height, setbacks and drainage on the drawings. The energy forms account for the skylights and the glazing. Before the ceiling is closed, we run a hose over each skylight curb to prove the flashing holds, then the inspector signs off the framing.
ADU Construction in Pacoima: what people ask
Deep in the yard works well, with the patio door facing open ground and the bedroom against the fence side. Skylights let the unit keep fewer windows on the wall facing the main house, so the two homes stay private while the main room still fills with light from above and from the patio.
Skylights and all, a one-story Pacoima unit of 500 square feet or less fits the package. Each skylight adds a line of numbers to the energy forms, which track every piece of glazing in a Pacoima unit. A larger unit waits for a site visit before it is priced, and the build has its own figure.
A paver or concrete patio off the main room, reached through a sliding glass door, fits well, with a solid shade cover that keeps the glass out of the hardest sun. A skylight in the main room keeps the space bright even with the cover in place, so the patio and the room both stay comfortable.
