Redondo Beach Thresholds From Room to Patio
Palmcrest Contractors builds the Redondo Beach threshold where a living room meets the patio, with a flush step, a drained sill and a cover to soften glare.
For Palmcrest, the threshold matters most in a Redondo Beach house: the strip of floor where a living room becomes a patio once the wall is opened. On a lot near the water, that strip meets damp air and grit carried on the wind. The step there should sit almost level with the floor inside, water should run outward, and wide glass doors should roll freely along their track.
Keeping the step low and dry
A near flush step means the patio surface outside has to be built up close to the interior floor, then sloped gently so rain runs away from the doors. Under the door frame, a formed pan with turned up ends catches any water that gets past the seals and sends it back outside. A recessed track can sit in the floor so the threshold reads as one line, and a small drain channel in front of it takes runoff from the patio. Sealed rollers and corrosion resistant screws hold up better to damp, gritty air than plain steel parts do.
Shade above and the city review
Above the threshold, a patio cover keeps direct sun off the glass and the floor just inside it, which helps the room stay comfortable and spares the finishes. An open lattice gives dappled light, and a solid roof with a gutter keeps rain off the step. Either one needs posts on footings and a beam sized for its span. The City of Redondo Beach building division reviews the header calculations, the cover framing and the door specifications, and its inspectors sign off each stage before the next one is covered up.
