Arleta ADU Construction around a table by the glass
Arleta ADU construction with a main room built around the glass door, a shaded patio at floor level, and permits taken through LADBS for you.
The table beside the glass door earns its floor space in an Arleta ADU. Meals happen there, a laptop opens there in the morning, and once the slider is pushed back the patio becomes part of the same room. We give it the wall with the widest view of the yard, a pendant on its own switch and enough floor around it that chairs pull out without blocking the way outside.
Laying out the main room around the door
A compact unit works when the kitchen, the table and the sitting area share one long run of floor that ends at the glass. The kitchen sits on the solid wall away from the door, so cooking never crowds the way out, and the sofa faces the yard with its back to the bedroom wall. A ceiling that follows the roof slope gives the room more height toward the patio side, and a clerestory on the back wall pulls light deep into the plan. Flooring runs straight through to a patio set at nearly the same level.
Inland sun, shade and the permit
Hard inland sun on a glass wall can turn a small room into an oven, so the patio side gets a cover deep enough to shade the door through the hottest hours, and the glass carries a low-e coating. Plan review and every inspection for an Arleta unit run through LADBS, the City of Los Angeles building department. The reviewer checks the setbacks, the egress window in the bedroom and the energy forms that account for that glass. We draw the set, coordinate the engineer and see the permit through to the final inspection.
ADU Construction in Arleta: what people ask
We look for a spot where the unit's glass wall faces open yard and its patio sits away from the main house's back door. A row of planters or a short screen wall between the two outdoor areas gives each home its own view, and windows on the shared side sit high.
It covers a single-story Arleta ADU up to 500 sq ft. Kitchen, table and sofa all have to share the room by the glass door in an Arleta unit, with a clear way out, and we test a few arrangements on the floor plan. Designs that grow past that size or add a floor get a quote after a site visit.
That door is the point of the plan. A wide slider opens the main room to a patio at nearly floor height, and a pergola with a shade cloth or a solid cover keeps hard sun off the glass so the room stays comfortable with the door open in the late afternoon.
