Eagle Rock ADU Construction Placed by the Sewer Line
Eagle Rock ADU construction placed along the house sewer line so drains fall freely, with glass and a patio turned toward the yard. Palmcrest Contractors.
The sewer line leaving the main house sets where an Eagle Rock backyard unit can sit, because waste from its new bath and kitchen has to fall toward that line at a steady grade. Before any footprint is drawn, we find the cleanout, send a camera down the pipe and measure how deep it runs at the back wall, then mark where a new branch could join it.
Placing the unit along the sewer
A deep line gives freedom: the unit can stand toward the rear of the yard and its drains still slope down to the connection. A shallow one pulls the footprint closer to the house, raises the floor, or calls for a sewage ejector pump in a sealed basin. If the camera finds cracked clay or roots, replacing that run becomes part of the job. Review of the plans and the plumbing layout falls to LADBS, since Eagle Rock lies within the City of Los Angeles.
Light and the patio once the line is set
With the drain route fixed, the bath and kitchen cluster on the side by the connection, and the living room takes the opposite face, where a broad multi-panel door gives onto paving at the same height as the floor inside. Toward the main house the wall is kept blank, with clerestory glass at most. A pergola with spaced slats softens the afternoon light on the glass. Our drawing package is priced up front, and the construction number comes after the sewer has been scoped.
ADU Construction in Eagle Rock: what people ask
Somewhere its drains can still fall to the house sewer, with the glass side turned to open yard and the solid side facing the main house. On an Eagle Rock lot we test that spot against the camera findings before it goes on the site plan.
An Eagle Rock design on one floor, capped at 500 square feet, is the package's fit. Most of the care goes into the floor plan, which groups the wet rooms beside the sewer connection and leaves the glass for the living room. A larger or two-story design is quoted after a visit.
Yes. Once the bath and kitchen sit near the sewer, the living room is free to open through a broad glass door onto its own patio. Planting, a screen wall or a slatted fence then separates that Eagle Rock outdoor room from the main garden.
