Glendale ADU Construction That Keeps the Garden View
Glendale ADU construction that keeps the garden in view from the main house, with a glass door and patio for the unit, by Palmcrest Contractors.
"Will we still see the garden from our own back door?" That question shapes a Glendale backyard unit from the first site visit. We stand at the main house's rear door and kitchen window, mark the sightlines to the trees and lawn, and then fit the unit to one side of them. Its new glass door turns toward a patio of its own, so both homes keep a green view.
Sightlines before footprint
With the views marked, the footprint usually slides toward a side or rear corner where it hides the least. A long, narrow unit along a fence tends to block less than a square one in the middle of the lawn. Roof height matters too: a low-slope roof keeps the top of the unit under the line of sight of someone seated indoors. We sketch a few placements on the site plan, show each one as seen from the main house, and let the family pick the view they would miss least.
Glendale review and building
Permits come from the City of Glendale, where plan reviewers compare the drawings with state ADU law and the city's own standards. Setbacks and the space between the unit and the house are where a garden view is often won or lost, so we settle those before the floor plan. Construction then runs from footings and slab to framing, roofing, glass and finishes, with an inspection at each stage. The patio and planting go in at the end, so the view from the house is finished along with the unit.
ADU Construction in Glendale: what people ask
Off to one side of the main sightline, with the unit's long wall parallel to a fence and its glass door facing the open yard. Placed that way, morning or afternoon light reaches its living room and the two front doors never face each other. A hedge or a trellis vine between the patios adds privacy that softens with time.
For a Glendale unit no larger than 500 square feet on one floor, the package covers it. The site plan does much of the work here, since it is where we prove the unit keeps clear of the lot lines and of the main house. Anything larger, or with a second floor, is quoted once we have seen the lot.
Yes. The door can be a folding glass wall or a wide slider that opens the living room to a patio of pavers or stained concrete. We give the patio a shade structure of its own and screen it from the main house with planting, so each home has an outdoor room it does not share.
