Decks & Patios in Eagle Rock

Eagle Rock deck and patio work that starts with a look at the framing, wiring and footings hidden behind the wall, by Palmcrest Contractors.

A ledger board is only as good as the framing it bolts into, and that framing stays out of sight until a small patch of siding comes off. If the rim joist is soft, or the stud bay is hollow where the bolts must land, the attachment cannot be trusted, and the deck may need to stand on its own posts clear of the wall. What turns up behind the wall reshapes the whole plan.

What opening the wall can change

A patch of siding is removed along the line of the future ledger. Behind it we look for rot in the rim joist, missing blocking, pipes or wires that run exactly where bolts would go, and a gap between the floor framing and the sheathing. Soft wood is cut out and replaced. A conduit in the way is rerouted before anything is drilled. Each find reshapes the plan: a freestanding frame, a different ledger height, or a repair that happens before any deck lumber is ordered.

Under the old patio

Concrete hides things too. Before a slab is built over or reused, we look at cracks, settlement near the house and whether it covers a drain line or a buried conduit. A hollow sound under a tap points to a void. If the footing under a nearby wall is shallow, adding a roof load to that wall changes the plan, and a separate post footing may be needed beside it. Anything found goes into the drawings so the plan reviewer reads the same conditions we do.
