Hidden gutters suit the clean roof edge we like on a Walnut ADU. Built into the fascia, a lined box gutter runs along the low side of the roof, catches the runoff and sends it down one leader at a corner, away from the glass door. From there a buried pipe leads the water off to a dry well or a planted basin in the yard, so neither the patio nor the main house foundation takes it.

Keeping water off the patio

The roof slopes away from the patio side, so the glass wall sits under the high edge and stays dry. A short overhang there shades the door without collecting much water. Box gutters need a liner that laps correctly and an overflow scupper in case the leader clogs, and we size both for the roof area. Gutter seams are soldered or sealed. On a suburban Walnut lot the basin or dry well goes where the yard can absorb water without sending it toward a neighbor.

Placing the unit and its patio

We place the unit with its glass looking onto its own patio and a plain wall turned to the main house. Trees, the sewer lateral and the electrical panel all get mapped on the first visit. If the yard falls toward the back, the footings and the drain pipe follow that fall. A pergola or a cover tied to the unit adds shade over the door. The plans package covers the drawings, and construction is quoted separately once we have walked the lot.
