Palms ADU Construction With Rated Walls and Open Glass
Palms ADU construction with fire-rated shared walls and wide glass on the open side, drawn and built by Palmcrest Contractors.
Rated walls between an attached Palms ADU and the main house rank near the top of what an LADBS plan checker reads. The shared wall and any shared ceiling have to slow fire and noise from one home to the other, so the drawings call out the gypsum layers, the insulation and every pipe or wire passing through. Settling that on paper frees the open side of the unit for wide glass toward its own patio.
What the checker wants on a shared wall
For a detached unit, the reviewer's focus moves to the gap between buildings and to windows near property lines. For an attached one, we show a wall assembly with a listed fire rating, a connecting door only where the layout calls for it, and separate smoke alarms in each dwelling. Ducts and plumbing that cross the wall get fire-stopping details on the sheet, so the field inspector can match what is built to what was approved. Sound control rides along with the same layers of gypsum and batts.
Opening the far side to the yard
With the shared wall resolved, the long wall facing away from the house is free for a large sliding or folding door. An engineered header carries the roof across that opening, and the plan shows its size and the posts below it. A deep overhang or a patio cover keeps hard summer sun off the glass, which matters most where a lot has little tree cover. Inside, the kitchen and bath line up along the rated wall, keeping their plumbing in one zone and leaving the bright side for living.
ADU Construction in Palms: what people ask
Behind the house with its main glass turned away from your windows, so the two homes look onto different parts of the yard. On a narrow Palms lot an attached unit may fit better, and then its open side faces the rear fence with a planted screen along it. A high strip of glass along the shared side can still bring daylight in.
Its scope ends at 500 square feet on a single floor, and a Palms unit drawn within that, attached or not, is covered. For an attached version, the structural sheet carries the most detail we draw, since LADBS wants the rated wall and the header over the wide door shown there together. Detached units read more simply.
It can. A detached unit gets a patio on whichever side faces open yard, and an attached one can use the rear corner beyond the shared wall. A wide slider or a pair of hinged glass doors opens onto pavers, with a shade structure overhead and a low hedge marking where the unit's space begins.
