Arcadia Homes Opened at the Back Door

Windows and doors come first on an Arcadia project whenever the old patio slider drags in its track, lets drafts in around the frame or simply looks too small for the room. The opening sets the line of the patio, the height of the step and the spot where a shade roof can attach, so we settle its width and panel style before any other part of the yard is drawn. An inland suburban lot also takes hard sun on that glass.
Choosing the door and its beam
Widening the opening means taking out the old header and framing a longer one, sized by an engineer when the span or the load above calls for it. A two panel slider suits a modest widening, while a folding or lift and slide unit clears more of the wall and asks for a deeper beam. For the glass, a low emissivity coating holds back solar heat and a tint trims glare, so the room stays bright without baking. Under the threshold goes a sill pan, and the head flashing laps onto the weather barrier so wind-driven rain finds its way back out.
The patio, the cover and the city review
Outside, the patio meets the sill flush or one shallow step down and falls slightly away from the wall, so storm water heads for the yard. Above it, an aluminum cover with adjustable louvers gives full shade at midday and lets low winter light through when the blades open. The Arcadia building department reviews the header calculation, the post footings and the ledger that ties the cover to the house. Its inspectors look at the footing holes and the framing as each stage finishes, and the final inspection follows once the door and the cover are complete.
