Alhambra Rooms That Step Into the Yard

The steps, in order
The visit sets the width of the opening and the kind of door, and a look in the attic shows whether joists bear on that wall. If they do, an engineer sizes a beam and posts, and new footings go under the posts where the load demands them. The drawings then go to the building department serving the city where the house stands, along with the calculations. After approval, temporary supports hold the ceiling while the old studs come out, the beam goes up and the door is set over a flashed sill pan. The quote shows the permit fees and the engineering on their own lines.
Bringing the yard into the room
A sliding or folding door that clears most of the wall lets the yard read as an extension of the living room, whatever its size. Pavers set close to the height of the sill carry the floor line outdoors, and a slim louvered roof shades the glass while leaving the sky in view. In an urban setting, laminated glass can soften outside noise, and a planted screen or low wall adds privacy where the yard needs it. Downlights under the cover make the space usable after dark. Water from the cover runs into a gutter and a drain line, well clear of the new threshold.
