Lake Balboa Room Additions That Open to the Yard

Lake Balboa home additions planned around what the old framing hides, with a glass wall to the yard, by Palmcrest Contractors.

A joist notched for an old drain, a gas line strapped where the new wall wants to stand, a footing that stops short of the yard side: any of these can move a Lake Balboa addition across the lot. We go looking for them before the quote is written, because where the glass wall and the patio door end up depends on what the old structure is hiding.

What the old floor is hiding

From the crawlspace we trace every pipe and wire that crosses the footprint of the new room. A drain cut through a joist may need a sister beam alongside it. Cloth-wrapped wiring in a wall due to be opened gets replaced, since it can fail inspection once the wall is touched. A footing without steel inside may call for new concrete beside it. Each finding is photographed and drawn onto the plans, and the engineer designs the connection around the structure as it really is.

Opening the yard side

Facing the garden, one wall becomes the big opening, so it gets the most careful look. Studs, top plate and any buried plumbing are checked before a header size is chosen. At each end of the header a post lands on a footing sized to carry it, and a sliding or folding door only feels right when its sill sits close to the patio level. Low-E glass and a shaded patio keep the new room comfortable when the lot is inland and open to hard sun and dry wind.
