Lake Balboa ADU Construction Placed by the Panel

Lake Balboa ADU construction placed with the electrical feeder in mind, so the unit gets steady power, wide patio glass and a shaded outdoor room.

Tell us about the opening, deck or room

We read every request and reply to set up a measure. Photos of the wall or yard help, and we ask for them by email. How we use your details.

Voltage drop on a long feeder is the quiet reason a Lake Balboa ADU may end up closer to the house's electrical panel than the yard alone would suggest. Every extra length of cable loses a little power and calls for heavier wire, so we measure the run from the panel to each possible spot before placing the unit. Once that reach is clear, the main room turns its wide glass toward the brightest open part of the yard.

Panel, feeder and trench

We open the main panel, read its rating and run a load calculation, which shows whether it carries the unit as is or needs an upgrade. A heat pump, an induction cooktop and a heat pump water heater all draw from it, so those numbers matter. The feeder then runs in buried conduit to a subpanel in the unit, and its trench is planned to miss tree roots, the sewer line and the patio footings. A separate meter is possible where the utility allows, and we raise that choice at the start.

Placing the unit and the LADBS review

With the electrical reach settled, the unit goes where its glass gets good light and its patio gets afternoon shade from the building or a cover. The side facing the main house stays mostly solid wall. The load calculation and feeder size travel in the Lake Balboa set to LADBS, whose inspectors see the trench before backfill, the rough wiring and the final. Weatherproof outdoor outlets, a ceiling fan and the patio lights are all fed from the unit's own subpanel.
