Santa Monica ADU Construction With a Dry Patio Door
Santa Monica ADU construction with a roof that sends rain away from the patio door, rustproof gutters and a shaded outdoor room, by Palmcrest Contractors.
Over the patio door of a Santa Monica ADU, the roof edge gets a deeper overhang and a gutter that carries its water to the far corner. That way rain never pours across the threshold where people step out. The gutter itself is copper or coated aluminum on stainless hangers, since salt air can reach a lot near the shore and eats plain steel fittings fast.
Where the water goes
A low-slope roof drains toward one edge, so we make that edge the back or side of the unit, away from the glass. A pitched roof sheds both ways, and the eave over the door then needs a gutter with a downspout set at the corner. From there, water runs to a planted basin, a dry well or a drain line to the street, as the lot and the city allow. Kick-out flashing where a wall meets the roof keeps water out of the siding, and the patio is sloped gently away from the unit so splash never reaches the sill.
Permits near the coast
We look the address up on the coastal zone map before drawing, since a parcel inside that line may need a coastal permit ahead of the building permit. Santa Monica's own building department then reviews the plans for setbacks, separation, energy and drainage. Corrosion-resistant fasteners, sealed flashing and a weather-resistive barrier behind the siding are details we show on the set, so the reviewer and the field inspector see the same plan. Building then proceeds in stages, each one inspected, with the patio and its shade added at the end.
ADU Construction in Santa Monica: what people ask
At the back of the lot with its glass facing open yard, either toward the sun with a cover to manage the light or away from it for softer daylight and less shade. The main house sees only the unit's side wall. A clipped hedge or a horizontal slat fence between the patios keeps each one private.
For a one-level Santa Monica ADU with 500 square feet or less of floor area, it does. Here we start with the site plan, which marks the coastal zone status of the parcel beside the setbacks and drainage. A bigger design or a second floor is quoted after a site visit.
Yes. A glass slider or folding door opens to a patio under the roof's deep edge, with stone or concrete pavers that shrug off salt and sun. A canvas awning or a pergola with slats adds shade, and stainless hardware keeps the furniture fittings and door track from rusting.
