Pacific Palisades ADU Construction with a bedroom court
Pacific Palisades ADU construction with a bedroom that opens to its own walled court, hardware made for damp air by the coast, and tempered glass.
Waking to a small walled court is the idea behind the bedroom we plan for a Pacific Palisades ADU. A glass door from the bedroom opens onto a private patio, separate from the main room's, so mornings start outside without crossing the living space. That door can also serve as the escape opening, and where the parcel lies within the mapped fire hazard areas found in Pacific Palisades, its glass is tempered.
Glass and metal near the coast
Damp, salty air wears at hardware, so the bedroom door and every window get fiberglass frames, stainless rollers and hinges, and a factory finish on any exposed aluminum. Fasteners in the patio cover and railings are stainless too. A ductless heat pump with a dry mode keeps the bedroom from feeling clammy, and a bath fan on a humidity sensor pulls moisture out of the shower. The courtyard walls can be plastered block, which holds up to damp and gives the room a quiet backdrop of light and shade.
Fire rules, the coastal zone and LADBS
Drawings for a Pacific Palisades ADU are reviewed at LADBS, which also inspects the build. A mapped parcel adds the state wildland details: tempered glass, vents listed for embers, a Class A roof and siding that resists ignition. A lot here may or may not sit inside the state coastal zone, which can mean a coastal approval before the building permit, and we confirm that by address. Should the ground turn out to slope, the set gains a soils report and footings engineered from it. We draw it, coordinate the engineering and work through each plan check comment to approval.

ADU Construction in Pacific Palisades: what people ask
Give each home its own outdoor room. The unit's main glass faces open yard, the bedroom opens to its walled court, and the main house looks at a solid wall or a planted screen. High windows on the shared side bring in light while keeping sightlines closed.
A Pacific Palisades unit fits when it stays single-story at 500 sq ft or under. A second patio off the bedroom shifts walls and doors on the Pacific Palisades floor plan, and we settle that layout early. Two-story or larger units, and the construction, are quoted after a look at the site.
It can have two. The main room opens through a wide slider to the larger patio, and the bedroom gets its own door to the court. Where the parcel is mapped, both carry tempered glass, and the patio covers use stainless fasteners and a finish that holds up to damp air.
