Fiberglass is our pick for the frame of the big patio door on a Camarillo backyard unit. Where air off the ocean can carry salt and damp, aluminum frames may pit and bare wood can swell, while a fiberglass frame holds its shape and finish. Fitted with stainless rollers and hinges, the door keeps sliding freely and opens the main room wide onto its own patio.

Materials around the glass

The walls take fiber cement siding over a drainage gap, which shrugs off moisture and holds paint well. Fasteners, flashing and patio cover brackets are stainless or heavily galvanized, since plain steel streaks rust down a wall. Windows use fiberglass or vinyl frames with low-e dual glazing that cuts glare and heat while keeping the view. Outdoor light fixtures are rated for wet locations. Each choice is written into the drawings, so the quote names the material the build will actually use.

Permits and the coastal zone

Under state ADU law, the city building department in Camarillo reviews the set, and our office answers each plan check comment until the permit is issued. Some Camarillo parcels may fall inside the state coastal zone and others outside it, so we check the address early, and if this one is inside, a coastal approval from the city may be needed alongside the building permit. The drawing set has its own fixed price, while construction is priced on its own after a look at the parcel and its utilities.
