Home Additions That Open to the Yard in San Dimas
When a San Dimas family room is too small, Palmcrest Contractors plans a home addition toward the yard, ending in wide glass doors and a shaded patio.
A family room that cannot seat everyone at once is the sign that puts a home addition at the top of a San Dimas plan from Palmcrest. Pushing that room out toward the yard adds floor area and, on its new far wall, space for broad glass doors. The extra square footage and the opening to the patio are then designed as one piece, with shade and drainage drawn in from the start.
Fitting the addition on the lot
Before drawing, Palmcrest confirms how far the room can extend under the city's setback and lot coverage rules. The new floor is framed to meet the existing one at the same height, whether on a slab or over a crawlspace, so nobody steps up or down between rooms. Where the old exterior wall opens into the addition, an engineered beam picks up its load. The new roof is tied into the old one and flashed at the joint, and drawings go to the building office serving San Dimas for review and staged inspections.
Glass and shade on the new wall
The outer wall of the addition is free of old framing, which makes it a natural place for a wide opening. A multi panel slider or a folding door with low emissivity glass brings in light while holding back heat. A patio cover can continue the line of the new roof, either solid to house a fan and lights or louvered for shade that adjusts. Pavers or a low composite deck meet the threshold just below it, pitched away from the walls, and gutters on both roofs carry rain to downspouts aimed clear of the fresh footings.
