Northridge Windows & Doors Dry From the Roof Down
Northridge patio doors kept dry from the roof down: a gutter or drained patio cover over the opening, downspouts led off, a sloped patio and LADBS permits.
Water reaches a wide back door from the roof edge as well as from wind-driven rain. On a Northridge house with no gutter over the opening, runoff in a hard storm sheets straight onto the sill. So the plan starts at the roofline: a gutter or a patio cover with its own drain, downspouts led away from the slab, and a patio that slopes off from the threshold. Then the door can stay open to the yard.
Roof runoff, grade and sprinklers
A new wide opening may sit under an eave that used to drip onto plain wall. Now it drips onto glass and a sill, so a gutter section or a covered patio with a built-in drain carries that water off. Downspouts should end in a splash block or a buried line that releases it well clear of the footing. The patio surface needs a steady fall away from the house. Sprinkler heads near the door are turned or moved so they stop soaking the frame. Under the door itself, a sloped pan catches anything that gets past.
LADBS review in Northridge
Northridge is part of the City of Los Angeles, and LADBS issues the permit for a wider opening. The plan set shows the engineer's beam, posts and connections and carries the energy form for the new glazing. If a patio cover is attached over the door, its posts, beam and footings go on the drawings too. An inspector checks the framing while it is exposed and returns for a final. Reseda, Winnetka, Granada Hills and Porter Ranch also file through LADBS, so the same review applies across them.
Windows & Doors in Northridge: what people ask
Often well past the old door, once a beam takes the load. The engineer looks at the roof and any floor above, sizes the beam and posts, and checks the wall that remains for bracing. A long span may need footings under the posts. The final width is set by those drawings.
Think about where rain will meet each one. A slider's track drains through weep slots at the bottom. A folding unit has a seal at every panel joint. A pocket unit hides panels in a wall cavity that must stay dry. Under a covered patio, any of them stays drier. We price all three on your opening.
Temporary supports carry the ceiling, the studs come out and the engineered beam goes in on posts with steel connectors. If a gutter or patio cover will hang off that wall, the beam is checked for that load as well. LADBS inspects before the opening is flashed and closed.
