Stevenson Ranch ADU Construction Placed by the Water Branch
Stevenson Ranch ADU construction placed by where the water branch can tee in, with the open side of the yard kept for a shaded patio.
A brass pressure regulator may sit on the supply pipe just before it enters a Stevenson Ranch house, and the new ADU's water branch has to tee in downstream of it. Setting the unit on that side of the yard keeps the trench short and the pressure gentle at its fixtures. The far side of the lot stays open for the patio, so the glass of the main room can look across planting and shade.
Planning the water branch
We find the regulator and the shutoff, test the pressure at an outdoor faucet and size the branch so the unit's shower and kitchen run well at the same time as the main house. A separate shutoff for the unit goes where both homes can reach it. The water trench can run beside the electrical feeder, set apart by the distance code requires, which saves digging. Irrigation lines it crosses are capped and rerouted, and the planting along the trench is replaced when the work is done.
County review and fire rules
Permits come from Los Angeles County Public Works, Building and Safety, because Stevenson Ranch lies outside any city. Fire hazard mapping by the state takes in sections of the community, so a parcel there may add a Class A roof, fire-rated vents, siding that will not burn and tempered glass to the set, and the county fire department may also review brush clearance. If the lot sits within a homeowners association, its design approval runs alongside the permit, and we keep the two sets of drawings in step.

ADU Construction in Stevenson Ranch: what people ask
On the side of the lot near the water entry, with the glass facing the open half of the yard and the bedroom set toward the fence. Shrubs planted where the main house's windows would otherwise look across give each home its own view, and the patio keeps the light.
It does for a single-story Stevenson Ranch unit no larger than 500 square feet. The plumbing layout on the floor plan carries the branch line and the shutoff, and a fire-mapped lot adds ember details to the wall sheets. Permit fees and the construction are priced separately once we have seen the lot.
That pairing suits the open side of the yard, where a sliding glass door can lead from the main room to a concrete or paver patio, with a metal-framed shade cover above it. Inside a mapped zone that door is fitted with tempered glass and shrubs are held back from the cover, keeping the outdoor room usable and within the rules.
