Downey ADU Construction Planned From the Route In

Downey ADU construction laid out around how materials reach the back of the lot, with a folding glass wall onto a covered patio. Palmcrest Contractors.

Crated glass for the folding wall of a Downey ADU is the most awkward load headed to the back of the lot, being tall, heavy and impossible to tip. So the route gets walked early. We measure the gap between the house and the fence, the gate width, any step or downspout in the way, and whether an alley offers a wider path. On an urban lot the answer shapes how the unit is framed and when each delivery lands.

Planning the path before the plan

If the side yard is narrow, framing lumber comes in bundles a person can carry and the walls are built in place. A wider path, or an alley at the rear, lets a small loader bring in footing steel, while concrete can be pumped by hose from the street. Glass and the patio cover beams are scheduled near the end, after the rough work, so they travel a cleared path. We note every pinch point on the drawings and pad the main house walls and plantings along the route with plywood.

Light, privacy and the patio out back

Downey sits in Southeast Los Angeles, and on a city lot the new unit shares the yard with the main house, so privacy is drawn in from the start. The glass wall faces the unit's own patio, away from the main house bedrooms, with high windows on the wall that faces the house for light without a view in. A patio cover with an open slat roof keeps the door shaded and still lets daylight through. Title 24 energy rules shape how much glass each wall can carry.
