Malibu is an incorporated city, and its building department reviews remodeling plans for houses inside the city limits. A parcel just outside those limits is reviewed by Los Angeles County. We confirm which side of the line a lot sits on before drawing anything, because the forms, the fee schedule and any planning steps that come ahead of plan check all follow from that answer.
Planning steps before plan check
Depending on the parcel, a change to the outside of a house can call for a planning review before the building plans are checked, and a lot may or may not lie within an area that has its own land use permit. Larger openings, decks and patio covers all alter the exterior, so we look up the parcel's rules early and build that step into the schedule. The structural set, with beam sizes, post connections and footing details, follows once planning is satisfied. Each review shows as a separate item on the written quote.
Materials for damp air and embers
Parts of Malibu fall within mapped fire hazard zones, so outdoor work there may have to meet ember-resistance rules: tempered glass in new doors, noncombustible or approved deck boards, and fine mesh over vents near any covered patio. Damp air near the water corrodes plain steel, so we specify stainless fasteners, coated connectors and door frames that will not rust. A patio cover of insulated aluminum panels handles both demands, giving shade over the opening while keeping fuel away from the wall, and its gutter carries rain off to the side of the new door.
