Openings, decks and shade in Brentwood, Los Angeles County
Brentwood Openings, Priced Line by Line
Palmcrest Contractors itemizes Brentwood quotes for wider openings, decks and shade roofs, with ember-resistant and damp-air choices priced line by line.
Opening width, the beam that spans it and what lies past the glass set most of the figure on a Brentwood quote. We list each as its own line, so a narrower door or a simpler cover shows its effect right away. Some Brentwood parcels are mapped for fire hazard, which can change deck boards and glazing, and moist, mineral laden air calls for stainless hardware. Both choices appear in the written figures.
What moves the number
Width drives the beam. A wider span needs a deeper header of engineered lumber or steel, sometimes a post down to a new footing, and an engineer's calculation for the plan set. Door type comes next: a sliding unit costs less to hang than a folding or pocketing system, which needs a deeper pocket or a stacking track. Outside, a deck of capped composite or a patio of concrete pavers changes the total a good deal, and a solid or louvered roof over it adds its own framing and footings. We show each option beside the base line, so trade-offs are easy to weigh.
LADBS, embers and hardware
Brentwood is a neighborhood of the City of Los Angeles, so LADBS reviews the drawings and inspects the work. Plan check fees and any engineering appear on separate lines. On a parcel with fire hazard mapping, the plans may call for tempered glass in the doors, listed deck boards or a mineral surface, and fine metal mesh over vents near the cover. Damp, mineral laden air rusts plain steel, so connectors, fasteners and track hardware are stainless or coated. Any added planning review a parcel needs is looked up from its address, and that step becomes its own item.
